    40 steps to third floor room!! No elevator but it is an OLD building. Room was totally remodeled!

    I wish the bed was memory foam and the hallways could be a bit quieter (maybe with better door insulation?). But it’s an old building so who knows what’s actually possible with that.

    Hot water in the room would be much better. For tea or coffee.

    The breakfast could be a little healthier and less and better fruit by California standards, but it was a fun place to eat and I appreciated the spirit of the place. Thanks for adding spinach to my eggs!

    The room was very very small, the bed was touching the walls on one side and there was wardrobe or a table or anything elevated to put the luggage. It was fine for one night or two but I wouldn't stayed longer.

    The location was exceptional, the room was very clean and the bed comfortable. Also was nice to have the included breakfast at the delly underneath the Inn.

    It would have been nice if there was a microwave or fridge. Not necessary but it would have been nice.

    The location was fantastic! Right in the heart of historic Annapolis. We took a rideshare to the location and it worked out perfectly. The room was extremely clean and comfortable. Having the restaurant downstairs was super convenient and delicious.

    Upon entering we noticed that there was no closet, they use the back of entrance door for hanging clothes. No Luggage Rack for your suitcases, but they do have a nice small dresser. One chair in the room leaves room for only one person to sit other than sitting on the bed. No in room refrigerator, but if you have a cooler, you may get unlimited ice downstairs in the deli. The bed (a Queen) had two broken legs and it sagged in the middle. However, after bringing the broken bed wheels to the attention of the housekeeping, they did try and fix the frame. Being above the deli was very quiet and you did not smell any food coming up to the hotel area, but weekend traffic with loud people yelling after hours and loud music from the ACME bar next door made sleeping a challenge until 1:00 AM. Then you have the street sweepers and garbage pickup at around 5:00 am. I thought I was in a My Cousin Vinny Episode.

    GREAT location! Dead Center of downtown Annapolis and within walking distance to the Naval Acadamy and Chesapeake Bay harbor. Easy and fast check-in, Jack gave us a thorough and helpful tour and showed us to our room and the back deck area. The room, although small was clean and the AC worked perfectly. The TV in the room is streaming and Hulu Live is free. We had a street view which was GREAT. Bathroom was small but clean and adequate. Chick & Ruth's Delly downstairs has EVERYTHING you would want. The wait staff is amazing! They are crazy funny as well. Food comes out HOT and FAST and we received a discount for eating lunch there. Breakfast was free and they offered a nice variety for folks staying at the B&B.

    We stayed in room 305 and there is a light on the back stairwell that was on all night and would brightly shine in the room. Because the curtains don’t wrap around the edges of the window, it was hard to keep the light out. We managed to rig something together and keep it out the best we could.

    The location is amazing and the restaurant downstairs (Chick and Ruth’s) is delicious. Everyone is so friendly. My son and I were there for a weekend at the Naval Academy which is a few blocks away. The room was quaint and perfect for what we needed. You cannot beat the location!

    STAIRS!!!! Lots of stairs Also, the double bed frames were very squeaky and made a lot of noise under any movement.

    It was a bit noisy, our room wasn’t made up one day and the bedroom door wasn’t a great fit so let a lot of light in

    The mattress sagged in the middle

    The location was perfect. We parked our car on Friday and did not move it till Sunday afternoon. The staff were friendly and accommodating, made us feel like family that was visiting.

    There were a good amount of hairs and stains on the linens, but that’s my only complaint!

    The waitresses need to understand about the credit for the breakfast. Ours, one the second day, argued with us that it didn’t apply to us. The room was really small. Extra small shower.

    The steps (to third floor) could be challenging and the bar next door was very noisy.

    The inn was in a great location. (We watched a parade from our room!) Everyone was very nice and the restaurant was awesome. Both were dog friendly, too!

    Location!!!!! Everything was in walking distance. Room was clean! Free breakfast was good. Only thing is the bed was a bit uncomfortable and little on the smaller side, but we’d stay here again.

    Bathroom and shower were very very small. Considering all the advantages of the Inn location and cost the bathroom should not be a deal breaker if you are under 275 lbs. If you happen to be particularly large the bathroom might be a real problem. I don't know if all the bathrooms were the same size.

    The location on Main Street was excellent for those wanting to be tourists. A deli style restaurant/diner downstairs (Chick & Ruth's Delly) was very convenient. The menu was diner type selections with extensive breakfast and lunch options. Dinner options were also good but diner style (no Filet Mignon). Famous for their crab cakes/balls/dip/omelette/sandwich/wrap & platter. The place was clean and provided free access to Netflix. If you stay at the Inn the restaurant down stairs will give you head of the line seating and complimentary breakfast. Very popular on Sat, & Sun.
