📦 Mail & Packages: Deliveries to the property are not permitted; guests may use local FedEx/UPS locations.

👥 Guest Policies

👶 Registered Guests Only: Maximum of 15 guests. All guests (including children) must be registered. Unregistered guests are prohibited. Occupancy is monitored via security cameras.

💲 Extra Guest Fee: After 5 guests, a $25 per guest per night fee applies.

Pet Fee: $35 per pet per night.

🚨 House Rules

🔞 Age Requirement: Must be 18+ to book, with a valid government ID.

🚭 No Smoking, Drugs, or Vaping: Prohibited indoors and outdoors. A $250 fine applies if violated.

🎉 No Parties, Events, or Loud Music: Quiet hours are 10 PM - 7 AM. A $1,000 fine applies for disturbances or unauthorized gatherings. Immediate eviction without refund if police are called.

⚠️ Disclaimer and Liability Waiver

By staying at this property, all guests acknowledge and agree to the following:

Assumption of Risk: Guests assume all risks associated with their stay, including but not limited to accidents, injuries, or loss of personal belongings.

Liability: The host is not liable for any injuries, accidents, or loss/damage to personal property occurring on the premises during the guest’s stay.

Damages: Any existing damage or broken items must be reported and confirmed at the time of check-in.

Guest Responsibility: Guests are fully responsible for any damage or loss that occurs during their stay.

Deposit Use: In the event of damage or loss, the host reserves the right to use all or part of the security deposit to cover repair or replacement costs. Further charges may apply if damages exceed the deposit amount.

📸 Filming, Photography & Events: Require prior written approval and location fees.

⏳ Check-Out & Security

🚨 Security Cameras: Three cameras monitor entry points (front, doorbell, back door). Cameras do not face inside. Tampering or blocking them results in immediate eviction without refund.

⏳ Late Check-Out Fee: Unauthorized late check-out incurs a $100/hr fee.

🚗 Parking: One reserved free parking spot is available. The host is not responsible for any tickets or violations.
