The Residence is owned and managed by the owner. The host is very communicative person, on disposal of guests. For any question or query, the host will be ready to answer and interact with gusts. Use of the swimming pool is exclusively reserved for the gusts of the Residence (any invited person, not on the list of gusts, couldn’t enter to the play ground and swimming pool that are owned by the owner of the Residence. The rules of the use of the swimming pool and the area around should be fully respected. Number of persons is limited. Access to the swimming pool is opened from 11h to 19h. There is very nice outdoor space for sport. Children and adults could use this field for the sport activities (as football and basketball), respecting rules. Number of persons is limited. Access to the outdoor space for sport is opened from 11h to 19h. Access to each floor of the Residence is possible by lift or using stairs. Access is from the ground floor (parking/garages) till the 5th (last) floor. The warranty deposit, 150 EUR, is asked (to be paid by cash) in the moment when the keys and remote control for access to the parking/garage are given to the gust (moment of guest’s arrival). In case of the loss of keys or remote control the deposit will not be refund. Normally, if there is not damage or loss of keys or remote control, deposit will be refunded to the guest.

All apartments are located in the private Residence called “Nino Residence Ulcinj”, built in 2022. The Residence il located in the best place on the Adriatic riviera, in quiet place with many trees, clean air, with excellent sea view. Location of the Residence is in Ulcinj, Liman quarter, that is possible to have access to all amenities (town, city centre, beach, markets, etc.) by foot. You can park your car and enjoy your stay in “Nino Residence Ulcinj”. It is really the best place for holydays. All is new, clean, and very comfortable. The Residence is made up of several apartments. Each apartment has a parking space in the garage of the Residence (on site, same building, access by lift or stairs). The apartments are new, fully equipped, air-conditioned with flat TV and Wi-Fi access. Each apartment is composed of a living room, two bedrooms, bathroom, kitchen, balcony and has access to its own private terrace (located in the Residence, not connected with apartment). Free access to the football & basketball field and swimming pool is reserved only for guests of the Residence. The Residence has a lift/elevator (access for people with reduced mobility is provided). Access to the apartments directly from the parking/garage, by lif/elevator. The proximity of the Residence to the sea and the beach (less than 300m) with an access on foot less than 5 minutes, distance from the old town of Ulcinj is 300 meters, therefore accessible on foot too. Ulcinj city centre is 5 minutes’ walk away, with access to all amenities and shops. Guests can go, by foot, to the excellent beach Liman2 (less than 300m). The main walking are – promenade on the beach called “Pristan” is about 10minutes walk. The nearest market is about 5minutes walk, and restaurants are about 10 minutes’ walk from the Residence. All amenities are really nearby, so you don’t need the car to enjoy your holydays.

The neighbourhood is very quiet. The place that Residence is situated is very close to the beach, old town and city centre of Ulcinj. It is very easy to have access to all commodities during your stay in the Residence, as you can have access to all commodities on foot. The apartments and all indoor and outdoor spaces at the Residence are non-smoking areas. It is strictly forbidden to smoke in the whole Residence, especially in the apartments and the outdoor spaces (near swimming pool and space for sport). The apartment has individual balcony (access directly from the apartment) and also access to the big sea-view terrace (this terrace is reserved to exclusive access of the gusts from the apartment). Each apartment has it’s own access to the terrace. This terrace is without direct access from the apartment, but gusts can use it as it own (each “outside” terrace is on exclusive use by gusts from one apartment, as it will be explained by the staff on the arrival of guests). All these terraces are very sunny and have splendid sea view. There is no physical limits (borders) between terraces, and all terraces are equipped with chairs and tables, so it is mandatory that this furniture is under responsibility of guests from the concerned apartment.
