Villa Ruffignano is a large luxury villa that dates back to the 16th century, and that has been recently renovated. With breathtaking views over the mountains and valley, the villa is nestled into a private oasis of around 100 hectares, surrounded by natural beauty. The secluded location is ideal for relaxing in absolute peace and leaving behind the chaos of your daily routine. The villa is spread over three floors, with a ground floor that consists of a wine cellar, a large living room area with a cosy fireplace, a large dining area to enjoy those Tuscan meals, and a large fully equipped professional kitchen, as well as a bathroom. There are four bedrooms and three bathrooms on the first floor, with another living area, and on the top floor there are another four bedrooms and three bathrooms. Spend time exploring the beautifully manicured garden area, which is terraced with three different levels, with different lounge areas to sit with a book or enjoy a glass of wine. On the bottom level there is a private pool with stunning views over the valley.There is a dining area where you can enjoy meals outdoors, in the open air. The entire property will be for your exclusive use. Guests can access the private car park (6/7 vehicles). The garden is 6500 square meters and equipped with outdoor furniture, outdoor dining table and 16 chairs, barbecue area, wood and coal, a ping pong table and private fenced swimming pool (dimensions: 12x6 meters and with a deeper end of 1.80 metres) with 8 sun loungers, 4 deck chairs and 6 umbrellas. The garden is weekly looked after by the maintenance worker. All costs of electricity, gas, heating, air conditioning and final cleaning are included in the price!

Cortona is a small charming town,in the province of Arezzo in southern Tuscany and is the main cultural and artistic center of the Val di Chiana. The city, enclosed by Etruscan stone walls, sits on the top of a hill about 600 meters above sea level that embraces a view of the whole Valdichiana and Lake Trasimeno.The heart of Cortona is Piazza della Repubblica, with Palazzo Comunale overlooking the square, from which originates the main street, named via Nazionale, the only flat street in town, also knows as Ruga Piana among the locals.The town offers many interesting places to visit, such as the Diocesan Museum where you can admire Beato Angelico's painting, and Museo dell'Accademia Etrusca, displaying items from Etruscan, Roman, and Egyptian civilizations, as well as art and artefacts from the Medieval and Renaissance eras.You should not miss a visit to the beautiful Santa Margherita Sanctuary, patron of the town, to the Girifalco Fortress and to the Franciscan hermitage Le Celle, the first monastery built by Saint Francis of Assisi in 1211.
