THE PROPERTY:
Next to Pagham Harbour and Nature Reserve, Sea Breezes is a single level home enjoying an perfect position just behind the main beach and facing the calm waters of the lagoon. The entrance hall offers plenty of coat and shoe storage, and opens into the inner hall that leads to the bedrooms. Walking through, the spacious living area offers a sleek, modern kitchen to one side, with a large dining table. There are two relaxation areas looking out through the large doors to the lagoon. The four bedrooms are all on the ground floor and offer comfortable, flexible sleeping options. The master bedroom has a dedicated king size (5’) bed, while the other three bedrooms are zip-links that can be configured as either a king size (5') double, or twin 2'6 beds (please request your preferences at least 4 weeks before arrival). There are two smart family bathrooms, both offering a walk-in shower, WC and basin.
Outside, the garden sits directly on the pebble beach overlooking the lagoon, with a large wooden deck and seating, a BBQ and even a hot shower. The main seafront beach is also just 200 metres away from your own private piece of coastline.

Sea Breezes backs onto Pagham Lagoon and Pagham Harbour Nature Reserve beyond, a tranquil haven for bird watching and walking. Pagham is a low key village, but offers a good Co-op along with a couple of pubs/bars, takeaways and amusements. Larger supermarkets are available in Selsey, Chichester and Bognor Regis all a short drive. For eating out try the ancient Lamb Inn 1.5 miles away, the excellent Crab and Lobster Gastropub at Sidlesham Quay, and Mustards and Chez Moi in Bognor. - A security deposit of GBP300 is a condition of booking, if not taken by this platform we will contact you after booking to arrange.
- Once you have placed your booking request, before we can process your booking we will require some simple additional details such as postal address, guest names and direct email. Please do not book if you are unable to provide this information, as we cannot offer a refund on this basis.
- Arrival and departure times are clearly stated. As our properties can be booked right up until the last minute, we are unable to confirm early check-in or late check-out requests until 24-72 hours prior to your arrival/departure. Should you prefer to guarantee any such request now, please add an additional night to the start and/or end of your booking.
- Pets: not allowed.
- Please note that Sea Breezes faces the beach of Pagham Lagoon which is very quiet, not the seafront beach. The seafront beach is a 200m walk.
- Three bedrooms offer zip-link beds that can be made as either a king size (5') double, or twin 2'6 beds. Please message us with your initial selection at the time of booking, otherwise beds will be made up as the housekeeper chooses. A written request to change this can be made up to 4 weeks before arrival.
- Accessibility: Gravel drive leads to ramped entrance. 3cm step over threshold. Both showers are walk-in with no steps. 15cm step down from rear door to decking, 10cm step down from decking to rear pebble garden. Other internal floors are level, with no steps.
