Please read this entire blurb. This house is in a small Cognac-producing town on a side street. There will be some traffic on the road at different times of the day. House is secure behind walls and gate and fronted by 50m2 terrace. A portion of the terrace is covered for outdoor dining/reading etc. Parasols are provided for additional shade, and 2 Titanic-style deck chairs will encourage an afternoon nap. A large single car garage has an electric operated door, and there is room for bikes and a motorbike too. A car is necessary in this location, just 1.2kms from Highway RN141. Mérignac, Charente, is mid-way between Cognac and Angouleme and is perfectly placed for those wanting to conduct business in this location, and those wanting to explore the region and beyond. All services/commerces are within easy walking distance from the house. The Kitchen, living room and master bedroom open onto the terrace, and food can be passed through the window in the kitchen to the outdoor dining area. There is usually a breeze to keep you cool under the shade roof. The house is cool in summer and warm in winter and with central heating and an instant-heat pellet fire. The ground floor bedroom and semi-ensuite bathroom is perfect for those who cant or dont want to climb stairs. It is not wheelchair accessible, however. A dedicated office can be entirely closed off from the other rooms, for privacy, and for those needing to do business while here. The furniture is comfortable and the décor is sophisticated. You will enjoy having the comforts of home, here. Two bedrooms upstairs are accompanied by a large, modern-equipped bathroom. Windows along the upstairs hallway open for ventilation, and have shutters to close in the evening and when the sun is hot. No facilities/furniture are available for children younger than 5 yrs. This house is typical of French village stone houses. While it is on a side-road, some traffic passes the gate at different times of the day. The church bells can be heard during daylight hours, which is part of the charm of being in a French village. Our guests enjoy the 10 min. walk to the Depot de Pain for bread and croissants et al. Walk to all town amenities/commerces: Butcher/Traiteur, Café/Atelier Pizza, Pharmacy, Medical Center, Hairdresser, Post Office, COOP supermarket (small).
