Good location just a bit outside of Edinburgh city center, but lots of shops, restaurants and pubs in the neighborhood. It just takes about 20 mins to walk to the old town and there is a bus stop opposite the guest house. The room was absolutely clean and the beds were comfortable.

When we got here it was so cosy and warm in the room. The room and bathroom overall were really nice and the owner was so sweet. It‘s in a side street so there were nice car noises in the night. It is still possible to walk to the city centre (~30min) and the next bus stop (~3min) and supermarket (~10min) is very nearby. We really enjoyed our time in Edinburgh and would come back.

    The guest house was in a great location. Next to the bus station, 5 minutes away from Waverley station. Our room was clean with firm comfy beds, exactly as we requested. Murray, our host, was helpful and polite, and looked after us so well. Our room had a great view from the windows. The breakfast was lovely. The rooms were quieter than I had expected given the location.

    This was undeniably the perfect stay. Firstly, beautiful and charming house in a nice residential area not far from Edinburgh city centre (only a 15 minute bus ride or a 40 minute walk), super clean and quiet room, very comfy bed and modern bathroom with all the necessities. Secondly, breakfast was delicious, freshly cooked every morning by the owner. Last but not least, Kingsley Guest house is run by a very friendly family who made me feel at home as soon as I stepped inside. Highly recommended.
